HB 399 — Property: Require Certain Residential Landlords to Have In-state Staff to Manage Tenant Communications
GMA Position: Support
GMA Summary
This legislation would require out-of-state landlords who own or operate single-family or duplex rental properties in Georgia to have at least one - in-state licensee responsible for receiving and managing tenant communications. The intent of HB 399 is to ensure better accessibility and responsiveness for tenants renting from large, out-of-state property owners.
The legislation also amends current law, allowing for code enforcement professionals to take receipt of the licensees (property managers) contact information when there exists probable cause that there has been a code violation.
